New fire safety system from Hochiki installed at the historic and beautiful Corte Regia Relais and Spa

 

Located in the picturesque village of Borghetto di Valeggio sul Mincio, Italy, the Corte Regia Relais and Spa overlooks the river Mincio, with views across to the imposing Scaliger Castle and the Visconteo Bridge and a short journey to Lake Garda. For its guests this hotel is an escape from the outside world and is famed for providing a relaxing experience.

 

In 2020 the hotel underwent a massive transformation with the renovation of historical barns originally built in circa 800. The aim of the renovation project was to conserve the building and to improve the functional use of the building while maintaining the original integrity and structure. As part of the renovation project a fully compliant fire detection and life safety system was to be designed and installed throughout the hotel’s luxury rooms and spa. The installer, Cressoni Impianti Tecnologici chose Hochiki Italia as the manufacturer who designed the successful solution for the hotel.

 

The biggest challenge with the project was the fact that the hotel was a listed historical building. The original stone walls date from the 800s and the ceilings with wooden beams had to be kept. This made the wiring for the project quite complex, hence the need for a wireless solution. To keep with the aesthetics of the building and to minimise additional building changes the Hochiki Italia team worked closely to collaborate with the installer and the architect to satisfy the client’s request to be sympathetic and respect the historical building.

 

The ideal solution was to install both Hochiki’s ESP range and Ekho wireless systems. Products from the ESP range included multi-heat sensors, intelligent photoelectric smoke sensors with short circuit isolators and high performing chamber technology. This allowed for sensor threshold levels to be increased, thereby improving the signal to noise ratio which reduced the susceptibility to costly false alarms happening within the hotel. Hochiki’s Ekho system raises wireless fire detection and alarm system gave the hotel new levels of reliability and flexibility. The hybrid system utilises the latest MESH net technology to provide the client with absolute and an economic wireless fire system installation with the minimum of disturbance to the surroundings – particularly important in keeping to the aesthetics of the Corte Regia Relais and Spa where installation of fire cabling would have been difficult, overly expensive or even prohibited in some parts. The wireless solution installed could be easily expanded around the entire site and worked particularly well with the original solid walls of the building.

 

Ezio Danese, Project manager at Hochiki Italia commented:

 

“The project had to comply with both architectural and standards requirements. The standards state that inside each room, in addition to a smoke detector, an alarm must be installed with a sound level of 75dB (A) in addition to an optical system capable of reaching even hearing-impaired people. For this reason, the EK-WL8-OV detectors were chosen as they are equipped with an EN54-23 certified VAD and an EN54-3 certified voice sounder. The translators, connected to Hochiki's ESP loop, were installed in the false ceilings in the corridors; their considerable range (1,200m in free area) made it possible to reach all the different wireless devices installed in the rooms. The Ekho system proved to be a perfect solution for the Corte Regia Relais and Spa project.”

Un nuovo sistema di rivelazione incendio Hochiki installato presso lo storico e incantevole Corte Regia Relais and Spa

 

 Situato nel suggestivo Borghetto di Valeggio sul Mincio, in Italia, il Corte Regia Relais and Spa si affaccia sul fiume Mincio, con vista sull'imponente Castello Scaligero e sul Ponte Visconteo, a breve distanza dal Lago di Garda. Per i suoi ospiti questo hotel è una fuga dal mondo esterno, in grado di offrire un’esperienza estremamente rilassante.

 

Nel 2020 l'hotel ha subito una notevole trasformazione con la ristrutturazione di fienili storici originariamente costruiti intorno all’ 800 d.c. Si è trattato di una ristrutturazione di tipo conservativo, con l’obiettivo di migliorare le condizioni funzionali dell'edificio mantenendo l'integrità originale e lasciando intatta la struttura. Il progetto comprendeva anche l’installazione di un sistema di rilevazione incendi completamente a norma nelle camere di lusso dell'hotel e nella spa. L'installatore, Cressoni Impianti Tecnologici di Volta Mantovana (MN), ha trovato in Hochiki Italia la miglior soluzione per l’impianto antincendio dell’hotel.

 

La più grande sfida del progetto era il fatto che l'hotel è un edificio storico protetto; questo ha reso il cablaggio dell’impianto piuttosto complesso, da cui la necessità di una soluzione wireless. Per mantenere l'architettura e l’estetica dell'edificio, il team di Hochiki Italia ha lavorato a stretto contatto con l'installatore e l'architetto per soddisfare la richiesta del cliente di rispettare la storicità della struttura. La soluzione ideale è stata installare sia la gamma ESP di Hochiki che il sistema wireless ibrido Ekho. I prodotti della gamma ESP comprendevano rivelatori multicriterio, rivelatori fotoelettronici di fumo con isolatori di cortocircuito e tecnologia con camera ottica ad alte prestazioni. Ciò ha permesso di aumentare i livelli di soglia dei rivelatori, migliorando così il rapporto segnale/rumore che ha ridotto la suscettibilità di possibili costosi falsi allarmi all'interno dell'hotel.

 

Il sistema Ekho di Hochiki ha reso possibile una rivelazione e allarme incendio via radio, alzando notevolmente il livello di affidabilità e flessibilità del sistema. Il sistema ibrido utilizza la più recente tecnologia a rete MESH per fornire al cliente un'installazione completamente wireless, con il minimo disturbo per l'ambiente circostante - particolarmente importante per rispettare l’architettura del Corte Regia Relais and Spa dove l'installazione del cablaggio antincendio sarebbe stata difficile, eccessivamente costosa o addirittura impossibile in alcune parti. La soluzione wireless installata si è rivelata adatta per l’intera struttura, anche per le solide pareti in pietra dell'edificio.

 

 Ezio Danese, Project manager di Hochiki Italia, ha commentato:

 

“Il progetto doveva soddisfare naturalmente sia esigenze architettoniche che normative. La norma prevede infatti che, all’interno di ogni stanza, oltre al rivelatore, sia installato un allarme con livello sonoro di 75dB(A) e un sistema ottico, in grado di raggiungere anche persone ipoudenti. Per questo motivo sono stati scelti i rivelatori EK-WL8- OV che, oltre ad essere rivelatori di fumo, sono dotati di un flash certificato EN54-23 e di un sonoro certificato EN54-3. I traslatori, collegati al loop ESP di Hochiki, sono stati installati nei controsoffitti presenti nei corridoi; la loro notevole portata (1.200m in aria libera) ha reso possibile raggiungere tutti i diversi dispositivi via radio installati nelle camere. Il sistema Ekho si è rivelato quindi una soluzione perfetta per il progetto al Corte Regia”

 

 Il Direttore del Corte Regia Relais and spa ha inoltre aggiunto:
