334 Oxford Street

A mixed-use development in the heart of London needed a high-standard, expansive fire detection system to ensure the safety of large volumes of occupants working, shopping and visiting its retail and commercial spaces. The solution had to provide reliable fire detection and comprehensive coverage throughout the development to support a safe environment.

Busy street scene at Oxford Circus, London, featuring historic and modern commercial buildings, crowds of pedestrians, and two iconic red double-decker buses travelling along Oxford Street.

Located in Europe’s busiest street, 334 Oxford Street will attract thousands of visitors every day, making a robust and reliable life safety system vital to not only safeguard workers using their office facilities, but to protect a multitude of shoppers browsing the integral retail space. Hall & Kay selected Hochiki’s vast range of products to ensure this luxury, contemporary building is fully protected now, and for its future development.

334 Oxford Street will deliver a premium and elevated shopping experience for millions of tourists and locals weekly in the heart of central London. The building consists of 11 storeys, including a basement, ground floor and nines upper floors, meaning specialist fire safety considerations needed to be made to protect each floor within this modern, mixed-use, development.

The installation was particularly challenging, to guarantee continual fire protection throughout the building in such a tight programme. However, with Hall & Kay’s 140 plus years of trading experience and their extensive portfolio of projects within prestigious buildings such as 334 Oxford Street, the company prides itself in performing well under-pressure in the most complex of applications, making it certain they were the right installer for the project.

“With the project having a specific deadline, we understood all the requirements needed to deliver a fully functional fire system on the site. With Hochiki devices and systems, we were confident we could meet all the end-user’s expectations and requests. Hochiki’s systems simplified installation, reducing downtime and enabling more time for testing.”

Rikki Farrah, Project Manager at Hall & Kay Fire commented.

Modern open-plan office space with rows of desks, computer monitors, ergonomic chairs and large floor-to-ceiling windows providing natural light. The bright workspace features contemporary furnishings, shelving units and a clean, professional environment.

Hochiki's ESP addressable system was specified as the best solution to protect each floor, flexible enough to match any environment. The system’s open protocol allows multiple addressable Hochiki products as well as an extensive range of third-party devices to be connected together on the same loop, maximising flexibility and minimising maintenance costs.

A number of ESP devices were used to reduce installation time to meet the project's strict deadlines. Hochiki's common mounting base, the electronics-free YBN-R/3, can be used to mount the majority of the ESP range and so helped reduce cabling time, which was particularly crucial in ensuring the programme was delivered within schedule.

The ESP range’s ability to pinpoint the exact location of a fire signal activation is vital in such a complex environment. With numerous floors, and a basement area, identifying the precise device in alarm and its physical location ensures building management can react quickly, and evacuation plans are made more efficient, safeguarding the 7,915 occupants within the building.

Hochiki's ESP range is also available in different colour casings, including ivory, white and black, tailored to suit any application. All devices installed for this project were white to meet the building's aesthetic requirements; ensuring discreet protection while accentuating the fire system's pristine, harmonious appearence throughout the interior.

Hybrid wireless technology was also deployed throughout parts of the building due to its added flexibility, and how it helped preserve the elegant and modern interior. Hochiki’s Ekho range seamlessly integrates onto an ESP loop and operates across a self-configuring cable-free mesh network of field devices, relayed via a loop-powered translator and wireless expanders, ensuring a robust, always-on connection through the strongest signal path and providing round-the-clock protection.

At the heart of the installation nine Hochiki Latitude panels were installed across the building, networked together, and including graphics software to monitor the entirety of the application’s fire system. Considering a key requirement from the end-user was complete compliance to all relevant standards, Latitude was selected for its certified approval to EN54-2, EN54-4, and EN54-13, ensuring the system provided compliancy as well as high-class performance.

Latitude provides a fully customisable and upgradable system to suit any application and its future demands, with a range of ‘plug and play’ peripherals, including relay cards, I/O controller cards, media gateway cards as well as graphics packages and repeater panels. This adaptability ensures the highest standard of protection can be delivered for any application, regardless of complexity or building size. Running Hochiki’s ESP open protocol also means Latitude can seamlessly manage both ESP and Ekho devices on one networked and fully monitored system.

With its unparalleled speed, the panel guarantees immediate notification of a fire event, essential in a high-rise building with potentially 7,915 occupants across the site. Latitude’s substantial features enhance the protection across the 11 floors in 334 Oxford Street, providing a streamlined and user-friendly system that delivers an immediate response when any device is activated, assuring swift evacuations and emergency service responses.

Commenting on the final installation, Bovis told us:

“We are extremely satisfied with the installation of our Hochiki fire safety system. The Latitude panel gives us complete confidence in the control, reliability, and daily management of our fire system, ensuring our customers and staff throughout the building are protected to the highest possible standards. The system is user-friendly and provides reassurance that the whole building is comprehensively safeguarded.”
